Mulpha’s role at Sanctuary Cove is to maintain the precinct’s high standards, as well as work with the community to shape the future of Sanctuary Cove.
At the centre of everything we do is our belief that a quality precinct is more than a simple collection of buildings. It’s an environment that gives space for the things that really matter – community engagement, connecting with friends, family and nature.
While Mulpha oversees the ‘big picture’, it is Body Corporate’s role to represent the property owners of Sanctuary Cove. Body Corporate is responsible for maintaining, managing and controlling the common property on behalf of owners.
Responsibilities undertaken by Body Corporate may include creating rules, called by-laws, for Sanctuary Cove residents; maintaining insurances such as public risk insurance over the common property; and keeping records for the body corporate, including minutes of meetings, register of owners’ details, financial accounts, registers of assets, and improvements to common property by owners.
The Body Corporate structure is designed to best serve the Sanctuary Cove community and ensure transparency, fairness and full representation.
Primary Thoroughfare Body Corporate (PTBC)
The Primary Thoroughfare Body Corporate (PTBC) is responsible for the management, administration, and maintenance of the roadway and infrastructure from the resort entrance to InterContinental Sanctuary Cove Resort, the Marine Village, and main entrances to the residential areas.
Residential Body Corporate (RBC)
All precincts within Sanctuary Cove have a Residential Body Corporate (RBC) representing respective property owners. The RBC is responsible for the control, maintenance, management, and administration of the common property within its precinct. This is for the benefit of property owners and occupiers.
Principal Body Corporate (PBC)
Each Residential Body Corporate (RBC) has a representative on the Principal Body Corporate (PBC). The PBC is responsible for water, waste collection, and security. Additionally, they oversee the architectural, engineering, and landscaping standards held to all residential areas, roads, and open spaces. The PBC has a representative on the PTBC.
