Property owners are represented in Residential Body Corporate (RBC), Principal Body Corporate (PBS) and Primary Thoroughfare Body Corporate (PTBC).

The RBC is responsible for the control, maintenance, management and administration of the common property (other than the main roadway into the resort and the residential roads and parks) within its precinct/neighbourhood for the benefit of property owners and occupiers. The Principal Body Corporate (PBC) has responsibility for water, waste collection and Security. PBC also oversees architectural, engineering and landscaping standards of the residential areas, roads and open spaces.

The Primary Thoroughfare Body Corporate (PTBC) is responsible for the management, administration and maintenance of the roadway and infrastructure from the resort entrance to the Hotel in Sanctuary Cove, The Marine Village and main entrances to the residential areas.

Sanctuary Cove has full FIRB resort status, allowing internationals to purchase property and land at Sanctuary Cove without prior Federal Government approval.
